Sellers – Pre Listing Preparation
I have put together a team dedicated to assisting my homeowners through the home-selling process. My team of specialists includes interior designers, graphic designers, marketing specialist, transaction coordinator, home inspectors, pest inspectors and handyman. These specialists’ goals are to reduce stress and hassle for the seller while ensuring that the property is marketed to an optimum level and receives the highest market value in the shortest amount of time.
Below are complimentary services that Mike McCurdy offers to each of his listing clients.
Interior design consultation & staging
Professional interior designer will visit your home, make suggestions regarding potential improvements, suggest furniture placement, and add details that can enhance the home’s value. I will pay for the staging (including design, delivery, set-up, one-month free furniture rental, and de-stage fees) that my interior designer recommends. I will not be reimbursed at closing – this is one of my free services that can save you thousands of dollars.
I will pay for your property inspection. I will not be reimbursed at closing – this is one of my free services that can save you money.
A licensed contractor or handyman will dedicate up to 4 hours of their time (combined) for your property. Their services include minor home improvements and pre-inspection of your property. Prior to having your home inspected, my licensed contractor or handyman will visit your home and take care of those nagging last minute items, such as replacing light bulbs, oiling squeaky hinges, checking or installing mandated smoke and carbon monoxide detectors, and strapping water heaters.
Pest/ Termite Inspection
I will pay for your property inspection and report.
Typical fee is $400 to $450. I will not be reimbursed at closing – this is one of my free services that can save you money.
High-end photography, full-color, multi-page home brochures, ads in local papers, a custom website, on-line advertising, and international marketing, exclusive to Sotheby’s International Realty.

Full-color, listing flyer and brochures
All clients receive full-color, professionally-designed and printed, flyer or multi- page brochure. The number of pages within the brochure will vary based on the anticipated sales price of the house:

In addition to all of the free online marketing utilized by most agents, Mike McCurdy also uses paid Facebook and other Social Media to bring even more attention to your property.

Although many realtors argue against newspaper ads because they are a large expense paid for by the agent, I have had tremendous success with this marketing approach. I believe that my aggressive marketing investment directly contributes to my success.

My 90-Day Listing Approach
I am so confident my marketing approach works, I ask my clients to sign a listing agreement that is a mere 90 days in duration, starting on the day that the property comes on the Multiple Listing Service (MLS). I believe through aggressive marketing, appropriate pricing and diligent effort, I will be able to achieve the optimal result for you in this amount of time.
If for any reason the house does not sell in that time period, it should be up to the client to decide whether they want to continue working with Mike McCurdy and Sotheby’s International Realty. They should not be held hostage by a listing agreement of 6 to 12 months.
